Assistant Maintenance Superintendent

About the Role
We’re seeking a skilled and dependable Assistant Maintenance Superintendent to support the overall upkeep and repair of our property. This role works closely with the Maintenance Superintendent to ensure all building systems, apartments, and common areas are safe, functional, and well-maintained.

Key Responsibilities

  • Perform general plumbing, electrical, carpentry, painting, and HVAC repairs.

  • Complete and close work orders in Yardi; follow up with residents to ensure satisfaction.

  • Assist with creating and maintaining preventative maintenance schedules.

  • Prepare vacant units for move-in within designated timeframes.

  • Support inspections (move-in, move-out, state, and safety inspections).

  • Respond to after-hours maintenance emergencies within 30 minutes when on-call.

  • Maintain clean and organized workshop and mechanical rooms; ensure proper inventory levels.

  • Obtain bids and oversee work performed by outside vendors.

  • Participate in snow removal and provide maintenance coverage at other sites when needed.

Qualifications

  • Minimum of 2 years of maintenance experience, preferably in a residential or property management setting.

  • Basic knowledge of plumbing, electrical, carpentry, HVAC, and general maintenance practices.

  • Strong communication and customer service skills.

  • Ability to prioritize tasks and work independently.

  • Valid driver’s license (required if operating a company vehicle).

Physical Requirements

  • Ability to lift up to 50 lbs frequently and occasionally up to 100 lbs.

  • Comfortable with walking, standing, bending, kneeling, and climbing ladders.

  • Willingness to work indoors and outdoors in varying weather conditions.
